California’s SB9 allows qualifying single-family parcels to be split, and additional units to be built, in ways that weren’t permitted before. We handle lot splits and SB9 projects alongside our ADU work — from the initial feasibility check through the parcel map and, if you want it, the build.
Whether a specific property qualifies depends on the parcel and on how your city has implemented the law. That’s the first thing we’ll check.
How a lot split works
Three stages, and we’ll tell you at the end of the first one whether it’s worth continuing.
Feasibility review
We look at your parcel — zoning, lot size and shape, easements, existing structures, and your city's local SB9 ordinance — and tell you whether a split is realistically on the table.
Survey & tentative map
If it pencils, we coordinate the survey and prepare the parcel map application, working with the civil engineer and surveyor.
Submittal & build
We manage the city submittal and follow-through, then manage construction on the resulting lots if you choose to build.
Not every parcel qualifies
SB9 sets conditions on lot size, prior splits, existing tenancy, historic designation, and owner-occupancy, and cities apply their own objective standards on top. We’d rather tell you early that a property doesn’t work than sell you a study that ends the same way. Nothing on this page is legal advice.
